About these terms

This website is provided by Fortaleza Imobiliária ("Fortaleza", "we", "us"), a hospitality company based in Luanda, Angola, to describe our residences and services and to receive enquiries. By using the site or sending us a request through it, you accept these terms.

These terms cover the website and the way we handle requests that arrive through it. A stay, catering service or transport arrangement is governed by the written proposal or contract we issue for it, and where the two differ, the written contract prevails.

Using this site

You may browse the site, share its pages and send us enquiries for your own or your organisation's legitimate business. In return we ask that you do not:

  • Use the forms or our other contact channels to send spam, false enquiries or content that is unlawful, abusive or misleading.
  • Attempt to disrupt the site, probe it for weaknesses or circumvent the measures that protect it.
  • Copy the site's content or design for another commercial purpose, except as allowed in the intellectual-property section below.
  • Impersonate a company or a person when you contact us.

We aim to keep the site available at all times but cannot guarantee it. We may change, suspend or withdraw any part of it without notice, for example during maintenance.

Requests are not reservations

A reservation request, corporate enquiry, catering order or transport request sent through this site, by WhatsApp, by email or by phone is a request, not a confirmed booking. A reservation or contract exists only once Fortaleza has confirmed it to you in writing, together with its price and conditions.

Until then, availability, room allocation and dates are not held for you, and we may decline a request without giving a reason - for example when a residence is fully committed to another contract.

Corporate proposals and contracts

Corporate accommodation is quoted per contract. We do not publish corporate rates: every proposal is written for your case against the city, the number of rooms and people, the dates and the services requested.

The written proposal sets out the commercial terms that apply to your stay - including billing currency, invoicing, payment schedule and change or cancellation conditions - and those terms, once accepted, form the contract between your company and Fortaleza. Nothing on this site is a contract term.

Where a stay is arranged by an employer or agent on a guest's behalf, the company that accepts the proposal is our contracting party, and it is responsible for making these terms and the house rules known to its travellers.

Catering and transport

Catering menus, sample categories and portion descriptions on this site are indicative. Prices are stated in kwanza, may change with supply and season, and are confirmed only in writing. Menus may be adapted to availability, and dietary requirements should be stated with the order so that we can confirm what we can accommodate.

Transport is arranged on request and subject to vehicle and driver availability. Pick-up times, routes and waiting times are confirmed with each booking, and journeys may be adjusted for traffic, weather or security conditions without notice.

During your stay

Every residence has house rules, handed over at check-in and available from the on-site team. They cover check-in and check-out, visitors, quiet hours, the use of shared spaces and safety procedures, and they form part of the contract for the stay.

Guests are asked to register on arrival, as Angolan hospitality regulations require, to respect other guests and staff, and to follow the safety and security instructions of the on-site team. Damage caused beyond normal wear may be charged to the contracting company. We may end a stay early, without refund of unused nights, where behaviour puts other guests, staff or the property at risk.

Accuracy of information

We work to keep property details, amenities, service hours and locations accurate, and we mark clearly where content is still illustrative, approximate or a sample. Photography is representative; rooms, layouts and facilities vary by residence and may be updated between your enquiry and your stay.

Drive times and distances are estimates for typical conditions and are not guarantees. Confirm anything that matters to your stay - a specific room type, an amenity, a service hour, a location - with our team before booking.

Discover guides

The Discover pages are general information for visitors to Luanda and Soyo, written to help teams plan a first stay. They are not travel, security, medical or legal advice. Conditions in any city change: check official sources, your employer's travel guidance and your insurer before making plans, and treat opening hours, prices and recommendations as a starting point rather than a guarantee.

Third-party services and links

The site relies on a few external services: WhatsApp handles chat, OpenStreetMap and OpenFreeMap serve the maps, OpenStreetMap the address search, the OSRM project estimates drive times and, if you accept analytics cookies, Google Analytics measures how the site is used. Each is operated by its own provider under its own terms, and we are not responsible for their availability.

Links to other websites - including properties that take their own reservations, map services and official sources - are provided for convenience. We do not control those sites and are not responsible for their content, accuracy or terms. A link is not an endorsement.

Intellectual property

The text, photographs, videos, brand marks and design of this site belong to Fortaleza or to their respective owners and are protected by copyright and trademark law. You may view, print and share pages for your own or your organisation's business use, provided the content is not altered and the source is credited.

Any other reproduction - in particular reuse of photography, brand marks or copy in another publication or website - requires our written permission. Press and partner requests for imagery are welcome at contact@fortalezagh.com.

Privacy

How we handle the personal data you send through this site is described in our Privacy Policy, which forms part of these terms. In short: we use your details to answer your request and arrange what you asked for, we do not sell them, and you can ask us at any time what we hold.

Liability

The site is provided as is and as available. To the extent permitted by law, Fortaleza is not liable for loss arising from reliance on the site's content, from the unavailability of the site or of the third-party services it uses, or for indirect or consequential loss such as lost business or profit connected with the use of the site.

Nothing in these terms limits or excludes liability that cannot be limited or excluded by law, including liability for death or personal injury caused by negligence or for fraud. Liability under a stay, catering or transport contract is governed by that contract.

Changes to these terms

We may revise these terms when the site or our services change. The date at the top shows the current version, and the version in force when you send a request is the one that applies to it. Continued use of the site after a change means you accept the revised terms.

Governing law and disputes

These terms are governed by the laws of the Republic of Angola. We would always rather resolve a concern directly - write to contact@fortalezagh.com and our commercial team will respond. Where a dispute cannot be resolved that way, the competent courts of Luanda have jurisdiction, unless mandatory law gives you the right to another forum.

If any part of these terms is found unenforceable, the rest continues to apply. These terms are published in English, Portuguese and French; in case of doubt about the meaning of a provision, the Portuguese version prevails.
